Point and end. The Society of Thematic Projects of the Valencian Community (SPTCV), the dependent company of the Consell responsible for promoting the great autonomic projects, has completed the sale of land from the surroundings of Terra Mítica .

This is a key operation during this term for the public entity, led by Antonio Rodes, thanks to which the battered Valencian coffers have already obtained 24 million euros of liquidity that will be used to finance initiatives such as the Digital District or the works of the Center Cultural of the tourist city, paralyzed for years due to lack of funds.

So things, the Terra Natura park or the luxury hotels Asia Gardens or Melià Villaitana have already become the owners of their plots after years occupying them under concession.

In fact, the director of the SPTCV, Antonio Rodes, detailed yesterday to questions in this newspaper that all companies awarded the land that the Consell brought to auction through the aforementioned public body and have gone through the notary to deed their plots.

One year of process
The process of alienation of this land, which brings together no less than 270 hectares , began in October last year, when the SPTCV published in the Official Gazette of the Valencian Community (DOCV) the details of the auction to adjudicate the land, divided in nine lots.

One year later, the Consell has already completed the procedures and the operation has officially concluded.

At first the news of the auction of this floor generated some uncertainty since the same had already raised luxury hotels, golf courses, a zoo, a gas station and even a heliport.

The owners of these assets were settled in the area through concession agreements, signed between 1999 and 2003, for a period of 75 years. Hence, initially, the sale of the land will leave the future of these businesses in the air.

However, the SPTCV granted preference in the auction to those companies that hold the business in this land included in the Special Master Plan for Uses and Infrastructures (PEDUI) of the Terra Mítica area.

Thus, finally, the process has concluded without any of the assets of the land having changed ownership. Or, put another way, the owners have gone through the box and, in this way, have already shielded their future.

Half a million extra
It should be noted that the SPTCV has managed to raise by half a million euros the price at which it initially auctioned the lots of land. Thus, Terra Natura has paid 258,000 euros more for its plot, reaching a disbursement of 3.8 million euros.

Similarly, the Puchades group – through Camping Media Legua – paid 222,000 euros more for the 170,000 square meters allocated to sports facilities that have been awarded in the PEDUI of Terra Mítica, which went on auction for 2.4 million. Also Mítica Finestrat, the company that will manage the Asia Gardens hotel, offered 35,000 euros more than the 4.6 million requested by the Consell.

Public plots
However, the Valencian administration will still have more than 800,000 square meters in the area for new projects. On the one hand, the plot of 80,000 square meters that the SPTCV took to auction for 2.7 million euros and that was deserted next to another land of 750,000 square meters that never came to be offered in the public sale.
